2024 Annual Inspections

Maintenance / Annual Inspections for 2024: Each calendar year in March and April there will be an inspection of all 152 condos for the following items (fences, porch columns, shutters, back doors, garage doors, vinyl siding, driveways). All these items are limited common elements (defined in the Master Deed) and require owner upkeep like painting shutters, painting doors, repairing doors, replacing doors, maintaining fences in good condition, maintaining the vinyl siding and repairing holes or replacing siding, cleaning driveways, replacing non-operating outdoor light fixtures, upkeep of back yard, etc. The Board members will perform inspections of their assigned condos in March or April of 2024 and will provide a copy of the inspection report to you. The deadline to complete all work is August 15, 2024.

Followup on Maintenance Items for 2024: A followup inspection will occur for all 152 condos after August 15, 2024, to check to confirm that all items noticed on the inspection report are complete. Owners who have not complied by August 15, 2024, will be contacted by their assigned Board member to come up with a plan to get the maintenance completed by September 1, 2024. After September 1, 2024, if the noticed work is still not complete, a contractor hired by the Board will perform the work and the owner will be billed for completion of those maintenance items. Please note on your Inspection Form there is a fee for multiple reinspections of any single condo.
